Commissions
✨I require 50% of the fee upfront + furnishing budget and 50% after completion.✨I will return any unused furniture budget to you.✨Yes, I can use all floors if needed. It can be harder to do this and have tons of detail, so please keep that in mind.✨I will do a consultation before starting, to get an idea of what you want and if it's something I can do. There's no hard feelings if you decide during the consult not to go with me and vice versa. I might not be the best fit to build for you, and that's okay! :)✨Sometimes my hubby will help with builds. There's no extra cost for this, we just split the regular fee. :)✨The more details or inspiration photos you can give, the better! I want to make something you love, so tell me everything you're thinking!✨I will ask for you to check in during the build, to ensure that no changes need to be made and that you're happy with how things are going.✨My only concern is that you're happy when I finish. If you don't like something/want it changed, please tell me!✨I have alts all over, so I'm unable to unlock/access special items such as those requiring the Doman Enclave unlocked, PVP items, bicolor gem items, etc. If you'd like those used in the designs, I'll need your help in acquiring them.✨Build times can vary - I work a full-time job and have in-game commitments. Typically I can finish most builds inside of a week. If there's a delay, I will communicate it, though.✨Gil only. I do not work with real money, ever.✨I will not log into your account to build. I cannot/will not do FC rooms or apartments.✨I do not do 'void' builds.✨If you change your mind before the build begins, I'm happy to give you all your gil back. If building has already started, I will take a percent for the amount of work done so far and return the rest plus the remaining furniture budget to you.✨Communication to take place on Discord. This is so I have a record to look back on what you want/get pictures, etc.
Pricing
My fee includes the interior and exterior. If you want only the interior done, I'll factor that into the price. The furniture budget is a recommendation. It may take more or less depending on the market. Item budget for outside only will depend.

Only needing minor changes for the holidays? Commissioned a build and it's sloppy as hell? Let's see if I can help! Price will vary depending on how much change is needed. Don't think you're going to sneak a full re-build for cheap. :P
